It's hard to believe November is already here! With the holidays just around the corner and ski season getting ready to begin, there's so much to look forward to in Park City.
With Thanksgiving approaching, I want to take a moment to say how grateful I am for all of you. Over the years, I've had the pleasure of working with so many wonderful people, and many of those relationships have turned into lasting friendships. Your trust, continued support, and referrals mean so much to me, and I truly appreciate each of you.
I've included some fun events happening around Park City, along with the latest real estate market updates. As always, I'm happy to help with any of your real estate questions.
Wishing you and your loved ones a wonderful Thanksgiving!

November Events
Live PC Give PC | Friday, November 6
Park City's biggest day of giving is back for its 16th year. In 24 hours, the community is aiming to raise $5.5 million for more than 140 local nonprofits, from mental health and housing to youth programs and the arts. Watch for power hours and matching gifts during the day, and community celebrations at the Park City Library and High West. Even a small gift goes a long way here.
At the Egyptian Theatre | Forever Motown and A Christmas Story
Two good excuses for a night on Main Street. Forever Motown (November 12–14) packs nearly 30 classic hits into one high-energy show. Then the Ziegfeld Theater brings A Christmas Story – The Musical to the stage November 24–29 (no show on Thanksgiving), a fun way to kick off the holidays with family.
Celebrating Home Holiday Tree Show | November 20–21
One of my favorite ways to start the holidays, and it supports Habitat for Humanity of Summit & Wasatch Counties. Beautifully decorated trees fill Pendry Park City, with an auction evening on Friday (21+, RSVP required) and a free community open house on Saturday from 10 a.m. to 4 p.m. Santa stops by Saturday from 11 a.m. to 1 p.m. for photos, so bring the kids.
Snow Globe Art Stroll | November 26 – January 4. Life-size snow globes created by local artists line Historic Main Street all season, each with a little surprise hidden inside. A great excuse for a walk after Thanksgiving dinner.
Tree Lighting & Fireworks at Canyons Village | Friday, November 27. The 10th annual community celebration includes holiday shopping from 3 to 6 p.m., photos with Santa starting at 4 p.m., live music, and a souvenir ornament while supplies last. The tree lights up at 6 p.m., with fireworks right after.
Black Friday Gallery Stroll | Friday, November 27. Prefer something quieter? Park City's galleries open their doors in the evening on the last Friday of every month, and many feature smaller works that make great gifts. Look for the Gallery Association flags along Main Street.
Winter is almost here! Here's where things stand for the 2026–27 season. All dates depend on snow and conditions, so check the resort's own site before you go.
A few things I always remind clients to do before the first big storm. They're easy to put off, and they save a lot of headaches in January:
• Service the furnace and replace the filter before you need the heat every day. • Clean the gutters once the last leaves come down, so ice dams don't have a head start. • Blow out sprinklers and disconnect hoses before overnight freezes. • Line up snow removal now. Good plow services book up fast once the season starts. • Away for the holidays? Keep the heat at a safe minimum and ask a neighbor to check in after storms.
If you're a second-home owner and need a recommendation for a property manager, snow removal, or a handyman, just reach out. I'm happy to share who I trust.
Market Update for the Park City Market
Here's what I'm seeing in the latest numbers from the Park City Board of Realtors. All changes are compared with August.
Park City (84060) Single-family: 12 homes sold at a median of $3,310,000. That median is down from August, but price per sq ft held steady at $1,062, so the drop most likely reflects which homes happened to sell, not falling values. Homes took a median of 56 days to go under contract. Only 12 new listings came on, and there are 84 homes for sale, down almost 17%. Condos: 15 sold at a median of $2,000,000, up 28%, with a median of $974 per sq ft. They took 69 days to go under contract. New listings dropped 45% to 22, leaving 157 condos for sale.
Snyderville Basin (84098) Single-family: A busy month. 49 homes sold, up 22.5%, at a median of $4,212,500, and price per sq ft rose nearly 16% to $909. Homes took longer to go under contract, 73 days. New listings fell by a third to 42, with 184 homes for sale. Condos: 16 sold at a median of $770,825, with price per sq ft down about 11% to $571. These moved faster, going under contract in 43 days. New listings rose 19% to 31, and there are 183 condos on the market.
What I think is worth watching: Heading into ski season, fewer new listings came on in three of the four categories, and inventory is down across the board. If you're thinking of selling, that means less competition, but buyers are taking their time on most homes, so pricing it right from day one matters. If you're buying, you have a bit more time to make a decision, and Basin condos are the one category where price per sq ft dipped. Keep in mind that with only a dozen or so sales in some categories, the medians can swing a lot month to month. Price per sq ft is often the better read.
Winter is when a lot of buyers are here in person, skiing and picturing themselves living here. If you're curious what your home is worth heading into the season, I'm happy to put together a personalized analysis for your home or neighborhood. No pressure, just good information.
