October 2026 Newsletter & Events


Hello Friends,
October is one of my favorite months in Park City. The aspens are turning gold up by Mid Mountain, the mornings are crisp, and you can feel everyone starting to look toward winter. Park City Mountain and Alta are aiming to open November 20, with Deer Valley following on December 5.
It's also a good time to take stock before the year wraps up. Whether you're thinking about a move next year or just curious what your home is worth, I'm always happy to talk it through.
Below you'll find a few October events worth marking on your calendar, plus what I'm seeing in the market right now. Enjoy the fall colors!

Park City Wine Festival: Fall Edition | October 1–3
The Wine Festival kicks off the same day this newsletter lands. The Grand Tasting runs Friday and Saturday, October 2 and 3, at Canyons Village Plaza, with more than 250 wines to try. Several of the dinners and hikes have already sold out, so if you're thinking about going, I'd grab tickets soon.

Park City Shot Ski | Saturday, October 10, 2 p.m.
It's the 10th year of the Shot Ski on Historic Main Street, and Park City wants its world record back from Breckenridge. The goal is 1,430 people raising a glass at once. Participants must be 21+ with a valid ID, and proceeds go to the Park City Sunrise Rotary Club's grants for local community groups. Even if you're just watching, it's a fun one.

Howl-O-Ween on Main Street | Saturday, October 31, 3–6 p.m.
One of my favorite local traditions. Kids and costumed dogs trick-or-treat up and down Main Street, and it's free. Main Street is closed to traffic, so the free bus or the China Bridge garage ($15 flat) is the easiest way in.

August Market Update for the Park City Market
Here's what I'm seeing in the latest numbers from the Park City Board of Realtors. All changes are compared with July.
Park City (84060)
Single-family: 10 homes sold at a median of $5,237,500. Homes went under contract in a median of 35 days, about a week faster than July. Only 13 new listings came on the market, down 61%, leaving 102 homes for sale.
Condos: 14 sold at a median of $1,560,000, with a median of $961 per sq ft. They took longer to go under contract, 57 days, and inventory held steady at 174.


Snyderville Basin (84098)
Single-family: 40 homes sold at a median of $2,915,000, up 17% from July. Median price per sq ft rose 10% to $785, and homes went under contract in 40 days. There are 187 homes for sale.
Condos: Sales jumped 40% to 21, at a median of $1,095,000. Condos took 65 days to go under contract, and there are 191 on the market.


What I think is worth watching: In-town single-family homes are scarce right now. Very few new listings came on, and the ones that sold moved quickly, which favors sellers. Condos in both areas are taking longer to sell and prices per sq ft dipped, so buyers have a bit more room to negotiate.

Q2 2026 Market Snapshot
I've also been reading through the Park City Board of Realtors' second-quarter report, and there are a few shifts I think are worth sharing. Overall, the market stayed healthy: $1.36 billion in sales from April through June, up 7% from last year.
In town (84060): Single-family homes had a strong spring, with 29 sales, up 21% from last year, at a median price of $3.8 million. Condos were quieter at 47 sales, down 11%. That's mostly because there's less to buy, not less demand: over the past year, the median condo price in town rose 24% to $2.3 million.
Snyderville Basin (84098): Single-family sales slowed a bit, with 77 sales, down 8%, at a median of $2.25 million. Condos told a different story. Sales were nearly flat, but total dollar volume jumped 33%, led by Canyons Village, where the average condo sold for $2.45 million.
What this means for you: If you own in town, what's selling is holding its value well. In the Basin, fewer homes changed hands this spring, so pricing and presentation matter more if you're thinking of selling. And if you've been watching Canyons Village, higher-end condos there are finding buyers.
